A while ago, a buddy of mine told me a pal of hers was selling his Guelph home, and lamented that it was not running nicely for him. Word from her friend was that there was hardly any sales activity and the listing agent didn’t seem to be taking care of getting people with the door.
She inquired about to go take a look at the listing online, that i did. What I found was, needless to say, the listing detail. Other than that, nothing. No virtual tour. No scheduled open houses for Realtors or people. Just a short write-up plus a series of dimly-lit, blurry pictures of the home which in fact had clearly been taken employing a smartphone. I thought to my buddy, “he hired a buddy… didn’t he.” And affirmed, he previously. Fast forward to months later, additional marketing done in the seller’s initiative (and expense, when you can accept it) and, as memory serves, at least one if not two price reductions. The house sold, however it took way too long, and eventually it went for under it was worth.
Why? Because someone hired a buddy who were a Guelph Realtor without first a little steps to find out whether his pal would be a good Realtor.
I’m not saying don’t hire a friend. Outside of family you’ll find nothing more essential to me than my close friendships. However, buying or selling a house is a big financial investment and you’ve reached take action right, both about the buy as well as the sell. Which means: Hire a good Realtor. If he or she happens to be your friend, awesome. Talk about a win-win! One of many upsides to having a friend is always that, presumably, she or he knows you inside and out, and you know that person has your back. Both of them are vitally important when you’re selling a property in Guelph.
But there may be downsides, too, and the main the first is this: Let’s say your friend really isn’t the most effective person for the job?
Listed here are your two best options, when i see it:
1. Hire Your Friend – however only after you’ve asked her or him to do a formal presentation, and only if they has truly impressed you. Educate friend that you are interviewing three (or whatever number) agents and that he or she actually is one of these. If that friend is offended, so whether it be – however would debate that any true professional within this business doesn’t take offense at being inspired to “win” someone’s business. It’s part of the job.
2. Ask Your Friend to relate You to Another person – in case you are certain you don’t wish to mix personal and business. As Realtors, we have the opportunity to refer clients in the market to colleagues, and in this we typically be given a percentage of that other Realtor’s fees. So this is a means that you should opt away from getting your friend represent you directly, but nevertheless give him some credit and the possibility to participate in the transaction in a very arms-length way. And it’s much easier to listen to, “We really want someone that isn’t a buddy, because which is complicated – but we’d as if you to acquire a referral fee… who is it possible to recommend?” versus, “We felt awkward and simply called so-and-so.”
Every case differs, each friendship is exclusive – so use your best judgement. But never just ‘give’ someone your small business when it comes to something this important.
